| Body | Robert Kiyosaki says debt is the best tool to be successful in real estate. But then you look at 8% interest rates and you’re like:<br /> <br /> “Mhm do I REALLY wanna pay that much in interest even though I put only 10-20%?”<br /> <br /> Then Dave Ramsey comes in and says he would decline a $1B loan 0% interest if he got that offer.<br /> <br /> And that buying things cash and staying out of debt is a faster way to get rich.<br /> <br /> But then you look at your savings and you're probably like "it will take me decades to save enough money to properly retire."<br /> <br /> So what do you actually do, what is the golden balance here?<br /> <br /> Take me for example - I am a real estate investor but I don’t get into 100s of 1000s of dollars in debt to get a property.<br /> <br /> I do something called The Bridge Method - it’s where you find properties for rent in need of traffic, and you provide the traffic becoming the bridge in between.<br /> <br /> You sign the properties through a sub-lease contract...<br /> <br /> Allowing you to control 100% of the property, without putting a lot of money into a downpayment or get an 8% interest rate mortgage.<br /> <br /> And then you put them on platforms like Airbnb, VRBO, and booking[dot]com - they pay you, you pay the original landlord, and the difference is straight cashflow.<br /> <br /> I have 7 properties making $30,000/mo cashflow using this method, taking me about 1-3 hrs/week to manage everything.<br /> <br /> 1 property on average, takes around $10,000 to set up which you can put on a 0% credit card if you don’t have the cash.<br /> <br /> You get $2,500/mo average cashflow (per unit) which is the best of both worlds - minimum debt, maximum cashflow.<br /> <br /> And listen, I’d understand if all this sounds too good to be true, I didn’t believe it either.<br /> <br /> That’s why I’m hosting this free live training where I go more into detail, and show you how I do it.<br /> <br /> So if you’re interested in this model, I encourage you to set aside some time and come join us! 👍<br /> <br /> (Just click the link below to register for a free spot) |
