Additional Criteria Guidelines
I. A completed and signed application is required from anyone 18 years and older intending to reside at the property.

II. Maximum occupancy is 4 people and 2 cars

III. Landlord uses a third-party agency to obtain your consumer credit report. The agency will obtain information regarding any judgment in an unlawful detainer action that was previously entered against you. Your credit report must currently be satisfactory. If the consumer credit report reflects a discrepancy with the Social Security number or ITIN provided, you will be asked to provide us with the original card for additional verification. $39 per applicant for screening.

IV. Must provide a minimum of 2 years of recent, consecutive verifiable rental history. Rental history references must be satisfactory.

V. Denied Applications – If any of the following apply, the application will be declined:
- Unable to provide a valid government issued photo ID
- Falsification of the Application
- No verifiable income
- Anyone with an outstanding unpaid rental and/or utility collection debt
- A previous eviction
- Anyone having an unsatisfied monetary judgment currently pending against them
- Criminal Record ‐ Criminal convictions, depending upon the nature and severity of the offense and the time that has passed since the conviction occurred. Such offenses may include, for example: sexual assault; discharging a firearm; gang participation; drug manufacturing; burglary; assault; disorderly conduct; stalking; etc.

VI. Additional Criteria
- If applicable, additional security deposit may be required for credit or residency issues.
