Dreaming of your own home? With our USDA Home Loan, you can make it a reality with NO down payment! Request 6% seller concessions to ease those closing costs and even potentially lower your interest rate. Keep in mind that just because there is no down payment, you will still need to qualify for a mortgage. There are closing costs such as title fees, appraisal, credit reports, underwriting, and processing fees, but with 6% seller concessions, we can get most of those items paid for and in many cases your total out of pocket expense is less than a rental deposit. With the USDA home loan, properties need to be able to pass a USDA appraisal and cannot require any major repairs. Most homes, but not all homes that are under $100,000 usually require repairs in order to pass a USDA appraisal. Depending on purchase price, interest rate, taxes, and insurance, you can usually expect a monthly payment above $1,000 for a home that can pass a USDA appraisal. Depending on taxes, insurance, and interest rate, and based on that $100,000 purchase, a safe estimate of gross monthly household income needed to potentially qualify would be at least $3,400 per month with a max monthly credit card, car payment, student loan, and/or personal loan minimum monthly payments not to exceed $300. If you make more income, you can have more debt allowed. Keep in mind that we are asking for 6% seller concessions of the purchase price so a $100,000 purchase would only get you $6,000 to help with closing costs and rate buydown. Depending on taxes and insurance prepaids, loan closing costs are usually between $7,000 and $11,000. This loan strategy usually works best on purchases above $200,000 ($200,000 x 6% = $12,000 in seller concessions) to help pay closing costs and permanent interest rate buy down.
