Body | Little known fact: past sales data (comps) aren’t always the best way to price your home.<br /> <br /> Yes, read that again.<br /> <br /> Past sales data isn’t always the best way to price your home.<br /> <br /> Just because a similar property sold for a certain price doesn’t mean that’s what your property is worth.<br /> <br /> The comparison approach is what most data is based on, but it is NOT everything.<br /> <br /> Sometimes a property will sell for way less or more than market value.<br /> <br /> Even if a house looks *on paper* like a good “comparable”, it might have other factors going on:<br /> <br /> - smells (like smoke, vape, pets, mustiness or mold), inspection issues, distressed sale<br /> <br /> Or<br /> <br /> updates not featured in the listing, home was better than photos, improved area features not shown <br /> <br /> It is a myth that market data is only as good as the last sale.<br /> <br /> Averages, medians, and trends are great, but what is *actually going on* in the current market is so much more than this.<br /> <br /> It’s one thing to see data, but analyzing the data properly takes true market intelligence.
