Body | FREEZING PLUMBING?<br /> BLASTED WITH SNOW & ICE?<br /> <br /> Remember prolonged temps of 30F or lower require action! Temps in the 20s for two straight days are especially problematic.<br /> EXTERIOR<br /> 1. Disconnect hoses from spigots and spray nozzels and empty hoses by raising one end higher.<br /> <br /> 2. Wrap spigots multiple times with a towel or buy a insullated cover. Freezeless spigots don't allow water tobflow to the exterior ( below on pic- silver with a cap on top)<br /> <br /> 3. Close foundation vents so your basement or crawlspace can maintain some heat. You should have foam insulation around pipes. Monitor the temperature with a thermostat or a temp. gun (harbor freight store). Add heat tape, heater or heatlamp near areas that are most cold. <br /> <br /> 4. ** "Shark bite", push-connect pex fittings are no good ( use crip on) in a basement or attic freeze if the pipes are not insullated.. If you are out of town you could return to a flood.<br /> <br /> INTERIOR<br /> 1. Leave faucets running that come up the perimeter walls of the home if there are pipes coming up in these exterior walls. The faucet stream should be the smallest stream possible..."pencil lead size<br /> <br /> 2. If a house has no power or heat, you should winterize it by adding add 30% approved antifreeze to the toilet tank and the bowl water so it won't freeze and crack the toilet.<br /> <br /> 3. Purge lines on vacant houses: Open the hot water faucets first and drain for five minutes. Then open outside lowest spigot and then to open each cold side faucet and flush the toilet starting from the highest piont, concluding at the lowest, so most water draws out of the pipes.<br /> <br /> STAY WARM AND ENJOY! |
