Hey guys, check this out. Here are 6 homes in the Lancaster area that recently sold. Some were above asking price…some were below. As a professional Realtor, here&#039;s my opinion of WHY they sold for the prices they did.<br /> <br /> I&#039;ll break down each specific house so you can get an idea of what homes are selling for right now.<br /> <br /> Hopefully this is useful if you&#039;re considering selling a home this year.<br /> <br /> 195 Carol Dr, Washington Boro PA 17582<br /> Sold for $685,000 with $20,000 in seller assist. This home sold in 2023 for $645k. The styling and marketing with the sale in 2024 are much improved over the 2023’s listing. A total of 3,633 finished square footage and 3.4 acres provides ample space and is very interesting to many buyers in the Lancaster area. However, I can’t help but wonder if the potential for a development nearby made the 2023 owners move. Either way, great house, great neighborhood, and beautiful area of Lancaster! The new owners are very lucky to find this gem!!<br /> <br /> 350 Cider Press Rd, Manheim PA 17545<br /> Sold for $225,000 - higher than asking price. This was an estate sale, priced because it is marked as needing major rehab, and a cash buyer bought it probably with that intention! A nice, 2 bedroom, 2 bath home on over 1 acre is definitely a hot commodity in our market. My guess is we will see this re-enter the market renovated and with a finished basement. That could potentially add a 3rd bedroom somewhere in the total square footage of 2,700. Overall, a great opportunity to build some sweet equity.<br /> <br /> 5472 Strasburg Rd, Gap PA 17527<br /> Sold for $359,000 - higher than asking price. This 3 bedroom, 2 bath rancher on over an acre is located in the countryside. Definitely a sought-after property! Someone paid cash, over asking, for this petite single-floor cutie. These homes are always in demand, so if you are thinking about selling, we know how to market your home for top dollar.<br /> <br /> 69 Parkview Dr, Elizabethtown PA 17022<br /> Sold for $535,000 - less than asking price. This home was on the market for 11 days before accepting a conventional offer for $5k under asking. Taxes are reasonable at just under $7,000 for an over 2,500 sqft home on nearly 2 acres. Plus, a very appealing primary bedroom on the main floor. My thought is the lack of cosmetic updates led to some disinterest and lower offers. But overall, a great home with nice privacy and convenient lifestyle.<br /> <br /> 250 Rawlinsville Rd, Willow Street PA 17584<br /> Sold for $675,000 - less than asking price. A beautiful log home, but definitely not everyone’s cup of tea or within financial abilities. After 41 days on the market, a cash buyer came along and the owner accepted a $50k price decrease to close the deal. With over 3 acres, a creek on the property, and over 2,800 sqft, it’s a stunning find. But it’s uniqueness definitely led to less interest.<br /> <br /> 54 River Rd, Pequea PA 17565<br /> Sold for $240,000 - less than asking price. This woodland cottage had a number of buyers eyeing it as a nice out of the way, easy living situation. The countryside lifestyle came complete with chickens, too! However, a cash buyer piqued the seller’s interest leading to an easy deal. $9,000 lower than what they COULD have gotten with a buyer utilizing financing.<br /> <br /> Thanks for reading!
